Regeneration plans for Knight & Lee building, Palmerston Road, Southsea

Following engagement with the community, including holding public exhibitions in February and April 2019, THAT Group, is pleased to confirm that it has submitted a full planning application to Portsmouth City Council to regenerate and refurbish the Knight & Lee building.

Our plans will deliver major new investment to this part of the town centre, which will bring the Knight & Lee building back to life and secure the long-term future of this important local landmark by delivering an exciting mix of new uses, which include:

  • THIS Workspace – creative and versatile co-work office space
  • Reactivated ground floor street frontages – with space for retail, food and beverage and ‘pop-ups’, together with a bike shop and bike hire
  • Event spaces – including roof top bar and terrace
  • Cinema screening rooms
  • Guest rooms/hotel accommodation
  • Communal entrance – with meeting space, coffee bar, cinema box office and hotel check-in

In recognition of the Knight & Lee building’s special place within the hearts and minds of local people, THAT Group appointed EPR Architects to sensitively design its exciting plans. It is an award-winning practice with a well-established reputation for quality architecture, master-planning and interior design. It has extensive experience delivering sympathetic renovations and re-inventions of several high-profile listed buildings. Their projects include The Old War Office on Whitehall and the former Midland Bank headquarters, now known as The Ned, designed by Edwin Lutyens. The aim is to create something equally as special in Southsea and their designs for the Knight & Lee building embrace many the building’s original external and internal fixtures and fittings, including the retention of staircases and the ‘iconic’ escalator.
